Funds for closing must be in the form of a wired funds. Please contact our office for wiring instructions. Note: Money Market Check and Brokerage Checks are not acceptable funds for closing under the Georgia Wet Funds Statute.
All parties executing documents must provide an unexpired government issued picture identification. Acceptable forms include: Passport, Driver's License, Military ID, or State Identification Card
The policy coverage should be for the full replacement value of your home. Please have your agent fax a copy of your declarations page along with a paid receipt prior to closing.
The owner's title insurance policy protects a purchaser's interest in the property being purchased. This optional insurance is automatically offered at the time of closing on the settlement statement. Read more here
A Power of Attorney may be utilized if a purchaser is unable to attend closing. The purchaser's lender, closing attorney, and title company must approve the use of the Power of Attorney prior to closing. The original Power of Attorney must be brought to closing.
A survey shows a purchaser exactly where property lines are located on the land they are purchasing; it also sets out and shows any recorded easements, existing fences, walls or structures, as well as, any other potential encroachments on the property. Read more here
